Flat roofing across South London
You get a decision taken on the roof itself rather than a figure called up from the pavement. You get the liquid system named in your specification, with its published assessment behind it. And you get it back in writing that a managing agent can forward without translating first. South London, flat roofs throughout.

Flat roofs only
Not a general roofer with a flat roof page. This is the whole trade, every working day.
A look before any quotation
Nobody prices a roof from the pavement. The inspection happens first and the figure follows the evidence.
A named liquid system
HYDRONYLON, assessed under European Technical Assessment ETA-23/0735 and laid by an Approved Contractor.
Reporting you can forward
Written for whoever you answer to, so it goes up the chain without you translating it first.
Services
An inspection decides the route. Where what sits beneath the covering is still dry, the roof gets renewed over the top. Where the deck or the insulation has gone, it comes off and gets rebuilt.
Refurbishment options Strip, deck and rebuildCeilings almost never stain directly under the fault. We trace the fault back to the detail that failed, explain it in plain English and repair that detail rather than the stain.
Flat roof and leak repairsThe surest way to stop guessing about a roof. A survey settles what you actually own, which faults are urgent and which can be watched, so spending is argued from evidence, not opinion.
What a survey coversClear the outlets, catch the small faults, keep the paperwork a product guarantee expects. Scheduled visits cost a fraction of the damage they head off.
How a maintenance programme worksTwo of them.
Felt and torch-on roofing, the built-up bitumen family that specifications call reinforced bituminous membrane (RBM), takes the open field of most roofs.
The work reaches further than the laying does. Roofs already finished in another system are still ours to mend: single ply, EPDM, mastic asphalt and profiled metal get repaired and, where the substrate allows, overlaid. Every flat roof system, ours or not, is surveyed and advised on, and we will say plainly when your roof would be better off in something we do not lay. Where a covering is genuinely finished, the flat roof replacement page sets out what taking a roof back to its structure involves.
At the details, and over a whole roof on an overlay, we lay cold-applied liquid waterproofing: a named liquid system, written into the specification rather than left as a generic line item.
On an overlay it is what we recommend. Re-covering in felt asks a building to carry a second sheet covering and multiplies the seams in it; liquid cures in one piece and weighs a fraction as much. A second layer of felt still gets specified where a roof argues for one, and the reason is written down. Which route suits a roof that is already felt is worked through there.
More services
The Services menu carries the rest, and the surfaces we did not lay ourselves are taken one at a time on the refurbishment page.
The process
Commercial
Flat roofs rarely go overnight. They go slowly, through blocked outlets, splitting details and a membrane running out of life, until one wet week puts the water through a ceiling. A condition survey settles where the covering has actually got to, so the spending that follows it is a decision rather than a reaction.
The buildings this work is planned around are the ones somebody has to answer for: blocks under management, estates, schools and premises that carry on trading while the work happens. Those need safe, tidy working over occupied rooms and paperwork that survives being passed upward, the two things commercial flat roofing is judged on. Where a detail runs against something combustible, no flame goes near it: the detail is closed in cold-applied liquid waterproofing.
If that is the position you are in, the useful first move is to ask us to survey whichever roofs have the thinnest paperwork.
Coverage
South London, twelve boroughs, and Richmond upon Thames on both sides of its river. Every borough picked out below is covered as standard, and each one has its own page.
Borough boundaries from Office for National Statistics and Ordnance Survey data, Crown copyright and database right, used under the Open Government Licence v3.0. Simplified for display.
If your postcode sits on a boundary and you are not sure which borough it counts as, the flat roofing areas we cover lists every borough alongside the postcode districts we have written up inside them.
Guides
Three of the questions that come up before anyone books anything, answered at length rather than in a sentence.
The dry-deck test, the two classic false economies, and how the decision gets made properly.
The scope, the report, the red flags of a glance-and-a-price, and why the paperwork is the product.
The condition hiding in most flat roof guarantees, and the paperwork that keeps cover alive.
Questions
Yes, and low-pitch roofs that behave like them. What we lay is the built-up bitumen family, felt and torch-on, plus cold-applied liquid waterproofing. Roofs finished in something else are still ours to work on: single ply, EPDM, mastic asphalt and profiled metal all get surveyed, repaired and, where the substrate allows, overlaid. What you will never get from us is a system talked up because it happens to be the one we lay. Tiling and slating a pitched roof is a separate trade, and we send that work elsewhere rather than dabble in it.
Only when you want the written report. Coming out to look at a roof and price the work costs you nothing, whatever the answer turns out to be. A condition survey is a different thing: an inspection whose product is a document you can act on, budget from and hand to somebody else, so it carries a fee. You are told that fee before a date is agreed, it moves with size, access and how much reporting you need, and if you then have the work done it comes off the bill.
By a person who has read what you sent, on a working day, rather than by an automatic acknowledgement. That first reply either raises whatever we still need to know or offers to come and look. The day somebody actually attends is then fixed with you, which is why you will not find an attendance promise printed anywhere on this site.
Both, and the real difference is paperwork rather than roofing. Agents, housing associations and facilities teams need reporting written to be passed upward and works planned around a building nobody is moving out of. A homeowner with a leaking extension gets the same inspection and the same plain explanation on a smaller roof, usually without the reporting trail.
Reviews
Everything was explained clearly, the work was tidy and professional, and most importantly the roof is now properly protected.
Kamil inspected the roof, explained the issues clearly and gave me a few options.
We had Pluvian Roofing carry out HYDRONYLON waterproofing works on our flat roofs and we're really happy with the result.
Either way the opening move is identical: describe the roof and we will come and look at it. Surveys, repairs, refurbishment, replacement and planned maintenance, across South London.
We need a little more before we can send that: a name, the postcode of the roof, what is happening with it, and either a phone number or an email address.
Please check the postcode of the roof: it should have letters and numbers in it.
Please take the link out of your message - photos can be attached with this form.
Sorry, that did not send. What you wrote is still here, so press send again when you have a signal. If it will not go, ring 07593 196505 or email office@pluvian.uk.
That has come through a few times already. If the first one did not arrive, ring us instead or email office@pluvian.uk and we will pick it up from there.
Coming out and pricing the work is free, and every quotation for an existing roof comes with photographs of it. A written condition survey carries a fee, agreed before the visit and taken off the price of the work if you go ahead.
